D & O Management Services Limited are specialists in establishing and managing Self Build Housing Associations in the U.K.  We make Self Build Housing Associations possible, offering constructive expert guidance from our team of professionals and project control throughout to ensure the success of a development.

We negotiate and arrange the  finance for the project, identify a suitable site and negotiate its purchase on behalf of the Association.  Our architect  produces a design approved by the local planning authority.  A complete breakdown of materials is generated by our quantity surveyor who works out the actual costs of the scheme at the outset, which provides an estimate of the property value on completion.

We advertise for participants who undertake an interview process from which suitable applicants, with the necessary criteria, are selected and then register the group as a Housing Association.  Perhaps, most important to you, we recruit the best possible mix of members who will one day be neighbours and part of your community.

With the group in place, we  undertake the necessary work of sorting out the technicalities of a housing development including VAT arrangements, certification and Surveyor's inspections.  We arrange project insurance which includes Contractors All risk, Public Liability, Personal Accident and Life Insurance.  We even arrange a suitable accountancy system for the group to run day to day expenses.

When the scheme is completed, each member purchases their new home with mortgages under the
advice and guidance of an Independent Financial Advisor.
 
Professional Team

Architect - Designs the site layout and house types dependent on the planning brief for the area.  Obtains Planning and Building Regulations approval. Working drawings, specifications and on-site inspections are provided to the group.  
 
Quantity Surveyor - Provides a detailed cost and schedule breakdown of the scheme at the outset.  Monthly valuations are undertaken to enable the group to obtain construction 'stage' payments from the Bank/Building Society financing the scheme.

Solicitor - Assists and advises on all legal work throughout the development including land purchase, registration with the National Housing
Federation, advises on all working rules and agreements during the course of development, organises transfer of title of completed house from the group to group member at the end of the project. 
 
Accountant - Well versed in the requirement of the Industrial and Provident Societies Act.  The operation of taxation in the construction industry including VAT registration, and Annual Returns,  filing of accounts, etc.

Independent Financial Advisor - Arranges mortgages and insurances for each group member, subject to status, in order to finance the house purchase from the Housing Association on completion.
