The site had been within a sparsely populated farming area, within the boundaries of a conservation area, approx. three miles east of the City of Leeds.

The site, which had been allocated for residential development, was a gently sloping area of approx. one acre and benefited from picturesque views over open fields and woodlands.

The materials used on the scheme were strictly controlled by the local Planning Department in order to ensure that the development blended in with the surrounding area.

These substantial detached properties were in the picturesque village of Carlton. The purchase of the site also included the acquisition of a barn and farmhouse, both of which were listed buildings, and these were subsequently sold on by the group to private purchasers.

The development stimulated the area in many ways, one being with the local Infant and Junior School which was being ‘run down’ for imminent closure due to low population and young families being unable to purchase suitable properties in the village. The group members brought over 40 young children to the area which resulted in the School being revitalised.

The local authority decided to create a new residential estate.  A number of national building companies and ourselves acquired various plots, which involved a variety of house designs and layouts being introduced.

This was the first phase of a larger development D. & O. Management Services Ltd. planned in the area.

The site was purchased from a major developer and was in a former opencast mining area requiring ground compaction prior to specialist designed raft foundations on the site.

The site had originally been a working dairy farm that had fallen into disrepair and was in a conservation area.

The style of the scheme due to the restrictions placed on the development by the local Planners, and had to be constructed from original stone and concrete tiles in order to blend in with the surrounding village. The result was acknowledged as an asset and welcome addition to the ‘olde worlde’ village of Tong.

The local authority decided to create a new residential estate to include a golf course, sports complex and various social amenities. A number of national building companies and ourselves acquired various plots, which involved a variety of house designs and layouts being introduced.

The site was purchased from the Local Authority. This was one of the largest projects undertaken and the houses ranged in size from 1200 to 1450 sq. ft.

With a development of this size problems can occur both on and off site and strict control over the group membership and the building works was even more imperative than normal to ensure the development maintained the programme and budget targets. The scheme was completed two months ahead of schedule and on budget.
